New Residential Subdivision

City/Parish Permit Requirements Service Entrance Specifications Rates & Terms of Service New Subdivision Brochure

DEMCO offers a full-time staff of experienced professionals in project design, electrical engineering staking, and construction who bring years of experience to help builders, developers, and project engineers power up subdivisions.

We understand that timely communication and process transparency are critical to advancing your project from inception to completion.

If you plan to develop a new residential subdivision, let our business development staff serve as your liaison to DEMCO.

 

To begin the design process, the site developer must submit a signed letter of intent.
 

For DEMCO to begin the design process, the site developer must upload or email ALL information and completed documents per the checklist below: 

  • Signed Letter of Intent 

  • DEMCO Subdivision Load Data Sheet

  • Project Plat (PDF)

  • All Servitudes (utility, sewer, and drainage)

  • Road Names

  • Lot Dimensions

  • Lot Numbers

  • CAD/DWG File, must include the following:

    • Lot Outlines, Numbers & Sizes

    • Streets & Roads (Names & R/W)

    • Building Setbacks

  • Drainage & Utility Servitudes

  • Right of Ways

  • Sewer Manholes/Sewer Layout

  • Typical Roadway Section (showing all utilities, sidewalks, streetlights)

  • Vicinity Map & Scale

  • Lift & Pump Station Locations

  • Other Meter Locations

  • Entrance Lights

  • Fountains

DEMCO design process will begin approximately 30 days from receipt of ALL information and completed documents.

    1. DEMCO design team will prepare an electrical design map for developer approval.

    2. Upon receiving the electrical design map approval from the developer, the design team will complete the map for signing (approximately 2 weeks).

    3. DEMCO will provide an invoice, contract, and full map for the developer's signature. Upon receipt of payment, DEMCO will begin the bid process. (approximately 60 days to bid and schedule construction of infrastructure at the project site.)

    4. For construction to begin, the developer must stake ALL servitudes, lot corners, and sewers and provide DEMCO with the as-builts and a set of completed civil engineered drawings. A site meeting with the developer/representative, DEMCO business development representative, project manager, and contractor is required.

    5. DEMCO files the contract and design map at the courthouse.

    6. DEMCO business development team will work as the liaison during construction and provide updates until the project is energized.
